CUSTOM DESIGN/BUILD


STEP 1: “INTAKE” PROCESS

 

We begin by gathering information on how your lifestyle and tastes will influence how your ideal home will look and function. We accomplish this through three primary ways:

 

An Interview. The interview can be in person or over the phone and covers a number of areas and help us get a big picture of what you’re envisioning.

 

Photo examples. To help us develop an overall aesthetic for your home, we ask that you give us some examples from our portfolio that you like as well as ideas from our sample plans that we can start with to create your custom home.

 

Design Meeting. It’s time for a thorough conversation! After you’ve completed the interview, we meet to go over every question, allowing us to dig into the specifics. From this meeting, we will discover how you want your home to live, develop a space planning flow, and capture the details that are important to you.

 


 

STEP 2: PRELIMINARY DESIGN

 

Once we have identified the scope of the project and your project budget, we are ready to start the preliminary design phase. Within a few weeks, we will present a preliminary design of your home: drawings, perspectives, and an estimate of cost. This proposal is estimated to be within 5% (based on prices at the time of estimate) of your final price based on the specifications.

 

Cost: Waived if you build with us!            Obligation: None

 

Think of this phase like “test driving” a car. You will find out if we are the right homebuilder for you. If you feel you can trust us with your new home, and that we have captured what you want in our design, and that we can deliver more home and service for the money, you can feel confident to select Winfield Homes.

 


 

STEP 3: CONSTRUCTION DRAWINGS

 

This step begins with the signing of the “Final Design Contract,” which will take the home plans from schematic stage to completion. During this phase, we are adding building elevations, roof plans, cross-sections, details, and other building sections. Along the way, we’re communicating closely with you as we refine the details – the details that are crucial to making sure your final home matches your vision.

 

Cost: The Design Fee is based on the square footage of your home.

STEP 4: BIDDING, CONTRACT & LOAN APPROVAL

 

During this phase, we deliver the finalized bidding plans and specifications to the suppliers and subcontractors for bid. If there are any “bid options,” we clearly lay out the differences in costs between them. Once options are finalized, we prepare the final specifications, plans and Guaranteed Price Contract for your approval. Upon approval, your final price will never change unless you decide to subtract or add something during construction. You will never be faced with unexpected building costs due to rising material prices or forgotten details, nor punitive change order fees.

 

These three documents are provided to your lender for the construction loan approval and closing, and construction begins!

 


 

STEP 5: BUILDING PHASE

 

Just as we took great care in developing the plans and specifications, we use the same attention to detail in each phase of home construction. Since there are literally hundreds of details that go into each custom home, we make sure you are kept up to date with any on-site detail design options.

 

We provide a Selections Coordinator to assist you in making all your finish selections, from flooring, cabinetry, plumbing … right down to the door knobs! We also provide you with Home Configure set up with your custom home to help you visualize your selections in real time. Click here for an example of how it works on one of our homes.

 

We also request on-site meetings at several crucial stages of construction. At closing, we walk you through any operational features of the home and answer any questions you may have.

 

And, of course, we’re still just an email or phone call away if you have questions or warranty issues later.

 

Because of this care, we can offer the most generous warranty in our industry: a Limited 10 year Warranty.
